I’ve been studying country vacation destinations and also real estate for several years now and I woke up today thinking about property to buy in top vacation locales. If you have a bit of coin to invest or want to specifically live say near the beach or in the mountains, why not look for a B&B for sale – where you want to live?
Here’s a property that is a prime example of what I was thinking of:
Established Waterview Bed And Breakfast
Location: Gulfport, Florida
Gulfport is known as an artist destination, holds over six events per month, and has become a destination in the Tampa Bay Area. Located on Boca Ciega Bay, it is ten minutes to downtown St. Petersburg, and ten minutes to the Gulf Beaches. This quaint Florida fishing village is known as “Key West before tourism.”
This property has 7 bedrooms and 8 and a half baths with around 5,000 square feet that can accommodate up to 14 people.
This turn-key established business offers waterfront within walking distance to town, and is convenient to both Tampa International and St. Pete/Clearwater airports. It is fully furnished with each suite having its own private balconies or patio and there is a private bath in each suite.
Reading along a little further we find that the current owner is the head of the Gulfport Chamber of Commerce who now wishes to devote full time to promoting the local area. This will certainly be a great contact for future business with the former owner.
The Sea Breeze Manor Bed and Breakfast was originally built in 1923 and converted in 1996 to the bed and breakfast. All operating history, website and good will are in the purchase price. Excellent press history and reservations history can be found on their web site here.
Asking price is $1,275,000 US. Pick a room for yourself and then rent out the rest to summer visitors and winter snowbirds! This property is also good for anyone just starting out in this business – it is already established and has “history” meaning a good chance of guests who already plan to reserve accommodation again, it’s not too big – but not too small to ensure a decent profit and provide some room and space options for guests.
Lots to ponder here if you are looking to live or retire in Florida!
For obvious reasons, this listing is less about the house and more about the equestrian facilities but the new two-legged owners will not be doing without either!
This 28 acre Ocala, Florida estate is now only $1,295,000 US – with a recent price drop of nearly a half million dollars and owner financing is available. If you’ve wanted a property such as this now is the time to act!
Need equestrian facilities and need a turn-key, ready-to-go operation? This is the property for you AND your four-legged family and guests. So let’s get right to the equestrian-focused details!
++ 12 European Stables
++ European Hotwalker

Getting interested? Here’s more…
++ Private Motocross Track
++ 80% Irrigation On Property
++ Possible To Separate Into 2 Parcels
++ Private Remote Control Entrance Gate
++ Beautiful 100 Year Old Granddaddy Oak Trees
The home, built in 2007 boasts quite a few amenities of its own!
All expected appliances, maid’s quarters including bath, studio and office, enclosed heated pool, balcony, terrace and patio.
There is no info in this listing for number of bedrooms and bathrooms within this property which is disappointing since it’s a rather important bit of info. But, I did find a video on this property via YouTube – you can watch it here.
**UPDATE: 5 bedrooms, 3 baths…
I’m not the most experienced person regarding the world of horses but this Ocala location looks like one of the best places to be since it is known as “Horse Country!” Read more about Ocala here and get more details on this beautiful, state-of-the-art equestrian estate via Viviun.

This 8+ acre estate has been featured in international publications and on TV shows such as MTV Cribs. Its location and accommodations have hosted guests, artists and producers from around the world. What makes this “dream” property so special?
Here are some of its unique features:
~ Includes the main residence plus two guest houses, four kitchens, nine bathrooms and nine fireplaces
~ In the 14-room, three-story main house, four of the five bedrooms are exclusive suites each with a fireplace and private bath

The list continues with a deer-fenced, irrigated vegetable and herb garden and fruit orchard with raised beds and a greenhouse, and a wide variety of fruit trees and plantings including pear, peach, apple, figs, plums, cherries, artichokes, grapes and more. There are three wells and the latest water purification, softening and pressure systems for your safety and convenience, and talk about unique – how about a world class recording studio across the private road in lower pasture, featuring a lobby lounge, main studio, two isolation rooms, control room, machine room, producer’s suite and large deck overlooking the valley and sunset with distant ocean views.
When you finally do manage to come inside after all there is to see and do outdoors – you will certainly not be disappointed.

A gym full of the latest in exercise equipment. Maid’s quarters. Beautiful furnishings and window treatments in each room. Viking appliances in your kitchen.
All you’ll need is the key!

Recent economic hurricanes have swept the rental housing market up into a frenzy of rivalry and one-upmanship. Today’s tenants want their vacations to temporarily alter their lifestyles, ease their consciences and bring them serenity. Where property investors are concerned, décor and landscaping are there to hitch up profitability, but tenants are far more concerned with finding a property that adds a fresh dimension to their way of life.
Something resonating with both interests where tenants and owners are concerned in recent trends is the installation of natural-look water features. Offering lessees the countryside feel they’re looking for and improving on the eco-credentials of the property, curb appeals skyrocket and draw their paths toward profitability by satisfying the desires of a demanding rental industry that is willing to pay more for lifestyle than a dwelling.
Landscaping can generate over 100% return on investment—a significant rise in comparison to the loftiest interior project, which boasts returns by 90% at best. Curb side appeal, when flawlessly achieved through high quality water features, boosting housing and rental values, causing buyers to value property 11.3% higher than their base levels. Appraisers are not immune to the impacts of water features either, and the higher your valuation, the higher your monthly rentals can climb.
Today’s consumers expect their homes to offer them a calming oasis away from the hubbub of daily life. In the search for affordable home entertainment, consumers have begun to live as near to the great outdoors as possible by bringing Mother Nature straight into their own yards. Water features attract an entire ecosystem of birds and butterflies to the garden, giving tenants a visual feast they never need to leave home for. Dappled streams and the music of flowing water set a serene mood for outdoor soirées. The calming influence of moving water cuts out the commotion of passing traffic and calms the mood. Today’s trends are leaning towards a more organic looking water feature that makes use of real boulders and pebbles on ornamental arrangements that seem to have been stolen from nature itself. Jagged pools and waterfalls form the core of outdoor entertainment zones, blurring the boundaries between indoors and out.
Another, more rustic trend is turning to rusted copper, stainless steel and minimalist lines, which direct water over artfully placed boulders partially hidden beneath foliage. A flash of drama invites fire pits into splash pools, creating natural lighting effects for atmospheric evenings. Water efficient and low flow fountains recycle precious resources to ensure that consciences are kept clear.
Country rentals are presented to tenants not as brick and mortar dwellings but as a way of life that takes them deep into the wild. Those vacationing to the country are already primed for a sedate, albeit temporary, new existence among nature’s grandest assets. For this reason, country homes have increased in demand when they offer rugged, organic water features that eliminate boundaries between the garden and its surrounding landscape.
Today’s property owners are changing the look of their water features annually by making simple alterations to the flora surrounding them. Aesthetic value is achieved through ornamental sandstone, resin or true rocks surrounding fish ponds and water gardens that attract winged, finned and hopping creatures to a self-sustaining biome.
The move towards the wilderness has introduced an organic aesthetic to water features that is as rugged as it is striking. Boulders surround ponds in a look that shows no signs of design. Bare bones are expertly secreted beneath pebbles and moving streams. Unruly waterfalls are scattered with thickets of reeds and lilies. People adore water and, for country rental property owners, tenant happiness translates directly into elevated profits.
Walter Bucket is a huge advocate of natural and organic water features. Besides their eco-friendliness, they lend an air of authenticity and rustic charm to any property!

I see hundreds of ads for luxury vacation rentals and resorts each week and I am constantly amazed at how much “eye appeal” or “curb appeal” most of them have.
I wrote a post last year titled,”The Value of Country Real Estate” but today I want to encourage those who own vacation rental properties to explore some new ideas on how to make your vacation rental stand out from the crowd.
Here’s an impressive 9 bedroom, 10 bath home available for your Beverly Hills California vacation. What stands out when you read the details are the size of the home, the location, and the impressive pool/spa area and extensive landscaping. Want to grab a piece of this Mulholland Drive luxury for your vacation rental but can’t afford a pool and spa? How about a smaller-scale water feature instead?
An estate-sized fountain sure would spruce up the entry to your rental property, as would a waterfall or other water feature in a private back garden.
Here’s another luxurious example, this time from St. Augustine Beach, Florida:
“The master bath features rich marble, an oversized soaking tub with Jacuzzi jets, a bidet, a walk-in shower, a walk-in closet, his and her lavatories, and a separate powder area.”
Okay, so your rental property doesn’t have the Atlantic Ocean at its back door. But how about ripping out the current bathtub and replacing it with a Jacuzzi?
Not every person in the market for a vacation rental can afford $400 – $4,000 a night for accommodation, but it doesn’t mean they aren’t looking for the same pampering as those who can.
Take a hard look at the “curb appeal” of your vacation rental and imagine what a fountain like this could add to the first impression?
Vacation Home Rentals is a good place to consider for listing your rental property but also take some time to study the competition – and imagine what improvements you can implement this year to help make your home a “dream property.”
And a quick nod to Valentine’s Day!
